When is Rent Due?

Rent is due on the 1st of each month. Rent is considered late if not received by 4:30 PM at Mid Continent Management’s corporate office located at 37 E. Isabel Street, St. Paul, MN 55107.

How Much Are Late Fees?

Late fees are 8% of the outstanding rent balance. Mid Continent will resume assessing late fees on outstanding rent effective January 2021.

When Are Late Fees Posted?

Late fees are posted on the first business day after the 5th of the month. Late fees are assessed to outstanding rent charges on any account where payment in full has not been received at Mid Continent Management’s corporate office by 4:30 PM on the 5th of the month.

Late fees were temporarily waived in response to Covid-19 from April through December 2020. Late fees will be once again be assessed effective January 2021.

How Do I Pay My Rent?

Mid Continent Management offers several options for paying your rent:

  • Log in to our Resident Portal and pay online via checking account, savings account, debit card, or credit card for a nominal fee.
  • Sign up for the CheckFreePay program that allows you to make cash payments at over 25,000 locations nationwide, including Wal-Mart and K-Mart for a nominal fee. Please contact your Rental Office for more details.
  • Mail or hand deliver personal check, money order, or cashier’s check to our corporate office located at 37 E. Isabel Street, St. Paul, MN 55107. Checks should be made payable to Mid Continent Management Corporation.
  • Hand deliver cash payments to Mid Continent Management’s corporate office location during normal business hours of 8:00AM – 4:30 PM, Monday through Friday. Do not use the drop box when making cash payments.
How Are My Payments Applied to My Account?

Unless the payment remittance specifies how the payment is to be applied, the payment is applied to the oldest outstanding charges first.

Is Garage Space Available at My Community?

Select properties have garage space available, most for a fee. Please contact your Rental Office for more details.

Is Additional Storage Space Available at My Community?

Select properties have additional storage space available for a fee. Please contact your Rental Office for more details.

Are Pets Allowed at My Community? If So, Are There Any Fees?

Certain pets are allowed at select properties only. The type of pets allowed and associated fees vary by location. Resident(s) may not keep pets or animals of any kind in the Apartment or Townhome without Management’s written consent. Please contact your Rental Office for more details.

How Do I Place a Maintenance Request?

For non-emergencies, log in to our Resident Portal (at the top of this page) to submit a maintenance request. For emergencies, please contact your Rental Office or call 651-291-0111.

Can I Sublease, Swap, or Rent-Share My Unit?

No. Individual apartments, townhomes, and the apartment/townhome community are to be used exclusively as a private residence. Any and all business and commercial use is strictly prohibited.

May I Run a Daycare From My Unit?

No. Individual apartments, townhomes, and the apartment/townhome community are to be used exclusively as a private residence. Any and all business and commercial use is strictly prohibited. This includes providing daycare in your apartment or townhome.

Is Smoking Allowed in My Community?

Smoking is not permitted in the indoor common areas such as the Rental Office, hallways, laundry facilities, fitness rooms, pool area, etc. This regulation is in accordance with the Minnesota Clean Indoor Act. The use of e-cigarettes in the common areas is also not allowed.

Unless a community or a building is designated as nonsmoking, smoking is legal and a permitted activity in the units and in outdoor common areas. However, we ask Residents and their guests who choose to smoke to be courteous toward others. If you choose to smoke on your patio or balcony, please utilize an ashtray and do not dispose of the cigarette butts on the community grounds. Also, refrain from smoking near open windows. If Management receives complaints that the amount of smoke is excessive, or that unreasonable transference is coming either from your unit or an outdoor common area and into another Resident’s unit, this may be grounds for lease termination.

Are There Any Noise Ordinances at Your Communities?

Quiet time is to be observed after 10:00 PM on weekdays and 12:00 AM Midnight on weekends. That said, we ask Residents to have consideration for neighbors by keeping the noise level down at all times and to conduct activities in and about the premises in a manner as to not interfere with the rights and quiet enjoyment of fellow Residents.

Can I Have a Relative Stay With Me For a Few Weeks Without Them Being Placed on the Lease?

Only those persons listed as residents on the Lease Agreement may live in or regularly stay at your apartment or townhome. No other person may live in or regularly stay at your apartment or townhome without Management’s prior written consent. Management’s consent may include requiring guest to be screened in accordance with Management’s Resident Selection and Screening Criteria, or meeting other requirements. Please contact your Rental Office for further guidance on this matter.

Can I Refer a Friend to Live at One of Mid Continent Management's Communities?

Absolutely! Some referrals even earn a cash reward for referring qualified renters who lease with Mid Continent Management. Please contact your Rental Office for more details.

I Will Be Moving Soon. How Much Notice Must I Give to Terminate My Lease?

Resident(s) that wish to move out must give Management written notice at least two full calendar months prior to the lease end date. For example, if you wish to move out May 31st, Management must receive notice no later than March 31st.
